Water-only has honest limits: deep grease, motor oil, and paint don't fully lift with water alone. Where we shine is the deep clean and prep that gets a surface ready — paint prep, deck re-staining prep, and concrete resealing prep — plus post-construction rinse-downs.

People use the two terms interchangeably, but they're different tools for different jobs — and we run both. Here's the honest breakdown so you know what your project actually needs.
High-velocity water, no heat. Water is pulled through an engine and pump and sprayed at high velocity — anywhere from 1,000 PSI up past 10,000, though most general work lives in the 4,000–6,000 PSI range. It's the right tool for mildew, mold, moss, and the everyday dirt and grime of normal living: annual house washing, façades, driveways, walkways, and decks. (It's even what washes your car.)
Pressure plus heat — like a steam cleaner. Power washing adds heat (generally around 150°F) to the pressure, which cleans deeper still without any chemicals. That heat works into the pores of concrete and wood to release stubborn stains, grease, and oil that cold water alone can't reach. It takes more specialized equipment, so it runs a bit more.
We also run a professional Dupray steam cleaner — primarily for interior window tracks, but we can bring its heat to a stubborn outdoor stain spot when a job calls for it. Got a problem area cold pressure won't budge? Ask us about it.

It depends on shade, foliage, and foot traffic. Most LA homes do well on an annual refresh; shaded, north-facing, or heavily-used surfaces grow algae faster and benefit from twice a year. Commercial entries and pool decks often want quarterly.

It depends on the surface and how deep it's soaked in. The more porous the material, the deeper oil and grease penetrate — so a harder, denser stone has a real chance of releasing it, while brick and wood tend to hold onto it and won't come fully clean. Because we're water-only, we lighten and lift what we honestly can; we won't promise a stain vanishes when it won't.
The good news: most natural soiling — moss, mildew, algae, and dirt — is reliably removable. Where oil or grease is the question mark, we're always happy to run a small test area in a corner first so we're both on the same page about the realistic outcome before doing the whole job.
Not the way we do it. The zebra-stripe etching you've seen on driveways comes from holding a narrow high-pressure wand too close and moving unevenly. We use a flat surface cleaner that spreads pressure evenly for a consistent finish, and we match the PSI to the material — our machines reach 5,000 PSI, but we only use what the surface can safely take.
Very carefully. The sand and media packed between pavers is what holds them in place, and too much pressure blasts it out. So on pavers we start well back and move in gradually, reading each section as we go and keeping the pressure off the joints as we maneuver around each stone. Every surface is different and gets treated individually — which is exactly why results vary surface to surface, and why we'll test a small area first if you'd like to see the outcome.
Stucco gets the same careful approach as pavers: we start far away and work closer to read its condition. If we see bubbling, we stop — we won't pressure wash a bubbling area.
If you're planning to repaint, we'll ask whether you'd like us to spray and chip those loose, bubbling spots off first, since that has to happen before paint will adhere. In fact, painters almost always recommend a pressure wash before painting to strip dirt and loose debris so the new coat bonds properly — and the same goes for prepping a deck or concrete before re-staining or resealing.
With the lowest effective pressure — a controlled rinse, not a blast. With wood especially, we're careful not to strip any stain or paint you want to keep; we'll only lift a finish on purpose if you're having it redone. High pressure on wood, paint, or screens forces water behind the surface and tears up the finish, so we ease off and let pure water and a gentle pass do the work.
We use your exterior spigot for most jobs, which keeps things simple and cost-effective — water usage is minimal. If your property doesn't have accessible water or you'd prefer we bring our own, let us know in advance and we'll arrange it.
Since we use no chemicals, runoff is just water and loosened dirt. We still control where it goes — keeping it clear of your pool and planters and, where required, away from storm drains in line with LA County guidelines.
Yes — we carry a $1 million general liability policy (per incident), available on request. If you need us added as a certificate holder (common for HOAs, property managers, and commercial sites), a certificate of insurance usually takes 24–48 hours to issue — so let us know ahead of time and we'll expedite it to make sure it's in place for your preferred service date.
